Stafford Land Records White Pages Search
Land records are a key White Pages tool for Stafford County. They tie a name to a parcel, a sale date, and a price. The Land Records Division is a sub section of the Circuit Court Clerk's Office. Public access to recorded papers is open at the public computer terminals in the Clerk's office. Property documents dated from 1699 to the present are open to the public.

Copy fees are $0.50 per page. Certified copies are $2.50 per page plus a $2.00 certification fee per document. Call the Land Records Division at 540-658-8752 with any questions.
Secure Remote Access to Stafford land records is open by subscription for attorneys, title companies, and other qualified pros. Subscription fees are $300 for six months or $600 for a full year. Checks must be made payable to the Clerk of the Circuit Court. Each filed deed must include the parcel ID number on the first page under Virginia Code § 17.1-252. A Land Records Cover Sheet is required under Virginia Code § 17.1-227.1.

Stafford Real Estate Property Search
Stafford County runs an online real estate appraisal system that the public can use to look up parcel data. The search tool works best with the Tax Map Number found on the reassessment notice. Users enter the map number with no spaces. For example, "65W 1 14" should be typed as "65W114". You can also search by address.
The Stafford property search portal is the main tool for real estate lookup. 
If a parcel has more than one address, only the primary one shows up. To safeguard taxpayer privacy, Stafford County does not let the public search by owner name. For issues with search results or appeal questions, call 540-658-4132, option 2.
Note: Stafford is one of the few Virginia counties that blocks owner name searches on its real estate site, which means a tax map number gives the cleanest result.
Stafford County Treasurer Tax Rates
The Stafford County Treasurer's Office handles billing and collection of real estate and personal property taxes. Tax records are part of the public file under Virginia open records law. They link a name to an address, a parcel, and a payment history. Virginia Code § 58.1-3201 requires that real property be assessed at 100% of fair market value.

The Real Estate Tax Rate is $0.9236 per $100 of assessed value. The Countywide Fire and EMS Tax District levy is $0.0131 per $100. The Tangible Personal Property Tax Rate is $5.72 per $100. Boats are taxed at $0.0001 per $100. Mobile homes are taxed at the same rate as real estate.
Special service districts add their own rates. The Garrisonville Road SSD adds $0.055. The Lake Arrowhead SSD adds $0.06. Rates were last updated on April 24, 2025. Call the Treasurer's Office for billing questions. Pay attention to due dates to avoid late fees on the public account.
Stafford Sheriff and Records Requests
